A Satisfactory EICR means no C1 (Danger present) or C2 (Potentially dangerous) codes were found. C3 (Improvement recommended) codes do not fail an EICR. An Unsatisfactory EICR means one or more C1 or C2 codes were identified — the landlord or owner must arrange remedial work and a re-test within 28 days to reach a Satisfactory outcome.
A domestic EICR for a 2–3 bedroom property typically takes 3–5 hours. Larger properties and commercial premises take longer depending on the number of circuits. During the inspection, power must be temporarily isolated to each circuit for testing — we advise on scheduling to minimise disruption to occupants.
C1 (Danger present) indicates a risk of injury and requires immediate action — power should be isolated to the affected circuit immediately. C2 (Potentially dangerous) requires urgent remedial work — typically within 28 days. C3 (Improvement recommended) is advisory and does not fail the EICR. FI (Further investigation) means the inspector was unable to confirm the condition of part of the installation without additional investigation.
An adult with authority to grant access must be present, but this does not have to be the property owner. A letting agent, tenant, or trusted third party can grant access. For landlord EICRs, we communicate directly with tenants to arrange access where required.
An Unsatisfactory EICR result means C1 or C2 defects were found that require remedial work. For landlords, remedial work must be completed within 28 days (C1 faults require immediate isolation).
