Carbon monoxide alarms are now legally required in all rental properties in England with a fixed combustion appliance. KLIC ELECTRICAL supplies and installs compliant CO alarms across Essex and East London — same-day available, fully certified.
Carbon monoxide (CO) is a colourless, odourless gas produced by the incomplete combustion of fuels including gas, oil, wood, and coal. At high concentrations it is rapidly fatal — and at lower concentrations causes progressive neurological damage. The Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 extended the legal requirement for CO alarms to all rooms in rental properties that contain a fixed combustion appliance (excluding gas cookers).
KLIC ELECTRICAL supplies and installs carbon monoxide alarms across Essex and East London — for landlords meeting the 2022 Regulations, homeowners seeking protection, and commercial premises with gas or oil appliances. We also install combined smoke/CO alarms for comprehensive protection in a single ceiling-mounted unit.
We identify all fixed combustion appliances (boilers, gas fires, log burners, oil heaters) and confirm the correct installation position for a CO alarm in each applicable room.
CO alarms supplied to BS EN 50291 specification — the current British Standard for residential CO detectors. Electrochemical sensor technology for reliable, calibrated detection.
Alarms installed at the correct height (not directly above appliances, not in corners) per manufacturer guidelines — ceiling or high wall mounted as appropriate for each location.
Where a room requires both smoke and CO detection, combined units can be installed — providing comprehensive protection in a single fitting, ideal for hallways with boiler cupboards.
Each alarm tested on installation and operational verification confirmed. Occupants or tenants briefed on alarm function, test procedure, and replacement schedule.
Written installation record provided confirming compliance with the Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 — suitable for landlord compliance files.
CO alarm legislation changed significantly in 2022 — all landlords should review their compliance position.
The 2022 Regulations require a CO alarm in every room containing a fixed combustion appliance in private rental properties — including rooms with gas boilers, gas fires, oil boilers, log burners, and other solid fuel appliances. Gas cookers are excluded.
Building Regulations Part J requires a CO alarm to be installed when a new combustion appliance is fitted in a residential property. This applies to new boilers, log burners, and any other fixed combustion appliance installed after 1 October 2010.
While CO alarms are often self-installed, having them installed by a competent person and documented provides definitive evidence of compliance for landlords. Our installation record is accepted as compliance evidence by local authorities.

Common questions about CO alarm requirements and installation in Essex and East London.
Yes — the Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 require private landlords in England to install a carbon monoxide alarm in any room used as living accommodation that contains a fixed combustion appliance (excluding gas cookers). This applies to all tenancies from 1 October 2022.
CO alarms should be installed in every room containing a fixed combustion appliance. The alarm should be mounted on a wall or ceiling, at least 1 metre horizontally from the appliance where possible, at breathing height (about 1.5m from the floor) if wall-mounted. Do not install CO alarms directly above or next to appliances, in enclosed spaces, or near windows and doors where drafts may affect sensor performance.
Smoke alarms detect airborne combustion particles — they alarm during a fire or smouldering event. CO alarms detect carbon monoxide gas — they alarm during incomplete combustion from a faulty appliance. The two gases require different sensor types and the devices are not interchangeable. Combined smoke/CO units contain both sensor types and are available for locations requiring both.
Yes — under Building Regulations Part J, a CO alarm must be installed when a new solid fuel or oil appliance is fitted. For new gas appliances (including gas boilers), the Gas Safety Installation and Use Regulations require the gas engineer to recommend CO alarm installation — most gas engineers will install one as part of the boiler installation.
The electrochemical sensor in a CO alarm has a finite lifespan — typically 5–7 years from the manufacture date (printed on the unit). After this period, the sensor may not respond reliably to CO. All CO alarms must be replaced at the end of their sensor life, regardless of whether they have triggered. We recommend checking the manufacture date on any existing alarms.
For battery-operated CO alarms, self-installation is straightforward. However, mains-wired units require electrical work — and having them installed by a competent person provides documented evidence of compliance for landlord records. Our installation service includes a written compliance record that is accepted by local authorities as evidence of meeting the 2022 Regulations.
