An Electrical Installation Condition Report (EICR) is a formal document produced following an inspection and testing of the electrical systems within a property. Private landlords in England are legally required to have a valid EICR (no older than 5 years) for each rental property and must provide a copy to tenants. For homeowners, it's strongly recommended every 10 years or on change of occupancy.
An EICR on a standard 3-bedroom house typically takes between 3–5 hours. Larger properties, older installations, or properties with complex wiring may take longer. The property will need to have the power off for periods during the inspection, but we work as efficiently as possible to minimise disruption.
C1 = Danger present — requires immediate action. C2 = Potentially dangerous — urgent remedial work needed before the property can receive a satisfactory certificate. C3 = Improvement recommended — not dangerous but worth addressing. FI = Further investigation required. We clearly explain all codes found in your report.

The type of fire alarm system required depends on the property type and use. For most domestic properties, a Grade D Category LD2 system (mains-wired interlinked smoke and heat alarms) is sufficient. HMOs and commercial premises typically require Grade A or Grade B addressable systems to BS 5839-1. We'll advise the correct specification after a site assessment.
Smoke alarms have a typical lifespan of around 10 years. After this time the sensors can degrade and become unreliable. We recommend replacing alarms that are 10 years old or more — particularly in rental properties where the legal duty of care is highest.
